How many estate agents should I contact if I want to buy, rent, sell or let a property?
What do I need to buy a property?
First of all, your valid identity card. This is initially sufficient for a purchase down payment contract, the “Contrato de arras”, to reserve a property.
However, to notarise the purchase, you need the NIE number and a Spanish bank account. Of course, Lenssen&Partner can also help you with this. It is better to plan up to six weeks for the application for the NIE and the opening of the account (this process usually takes 2-3 weeks, but can also take up to 6 weeks in individual cases).
What do I need to rent a property?
To rent a property, you will need your ID and all the IDs of all the people who are to be listed in the tenancy agreement. Also proof that the rent is secured (proof of income or tax assessment). Lenssen&Partner will of course handle your documents discreetly. An NIE number and details of a Spanish account for registering electricity, water and, if applicable, telephone/internet can be submitted later.
Who pays the commission to Lenssen&Partner?
When selling, the commission to Lenssen&Partner is paid by the seller.
In the case of letting by the tenant upon signing the contract. Lenssen&Partner’s commission has remained unchanged for years at 1.5 rents plus IVA (currently 21%).
Are there legal and tax safeguards to my purchase of a property in Mallorca?

In which languages are you available?
In German, Castellano, English spoken and written.
In which language is a purchase or rental contract issued?
All valid contracts on the island must be issued in Castellano or Catalán. Lenssen&Partner’s contracts are thus legally drawn up in Castellano and, on request, translated into German or English for the client’s understanding.
What services are offered in addition to the classic sale or rental?
Lenssen&Partner has a large and interesting network at its disposal and will be happy to put you in touch with competent partners such as architects, construction companies, tradesmen of all trades, gardeners, cleaning companies, insurance companies, banks, tax consultants and lawyers.
Should I really buy in Mallorca?
Lenssen&Partner could fill books with reasons why this question should be answered in the affirmative. However, Lenssen&Partner recommends a further stay on the island and intensive exploration. If you are not as in love with Mallorca afterwards as Lenssen&Partner is, Lenssen&Partner cannot help you. Mallorca is simply indescribably beautiful and a safe investment for sober capital investors.
Who appoints the notary?
This will be jointly agreed before the down payment contract is signed. Lenssen&Partner can also make suggestions here if neither the buyer nor the seller appoint or propose a notary.
